John Blue, President of the Ledges Association, describes the Ledges as "the architectural style of the historic district of downtown Huntsville with the softness of Mooresville." In planning to build the homes in this community developers aspired to create one that emulated the gracious architecture of Old Huntsville.
It will reflect the atmosphere of yesteryear with every home having a front porch and with garages and mailboxes in back out of view. There will also be a world class golf facility, jogging paths, junior Olympic swimming pool and splash pool, golf learning center and pro shop, tennis courts, fitness center and nature and hiking trails." According to Walter Alen, one of The Ledges designer, "We tried to maintain the feeling of a great country house, and so the rooms have that large residence scale," described Walter Allen. Buying or building a home in the Ledges comes with a sense of security as a guard is always on station to ensure home owners privacy and security.
The Homes in the vicinity were all built in brilliant designs of 18th and 19th century American home architecture from the "Jeffersonian homes in the style of Monticello, to New Orleans-style town homes, to upscale versions of traditional American farmhouses."
The Ledges was built on a 3,000 acres of pastureland which was once a family-owned cattle ranch. Interestingly, The Ledges has more engineers per capita than any other golf club in the nation, primarily due to its proximity to the NASA Space Center.

Important Tips For Selecting A Real Estate Agent In Victoria, BC
There may be several billboards advertising a Victoria BC Realtor that have caught your eye. You shouldn't choose them for this reason alone. Important questions need to be asked of any such professional who's services you will pay well to acquire.
"New" doesn't mean unqualified. You will however, want to ask how long they have been working as an agent - and how long they have been in BC. If unseasoned, they may have had some excellent teachers. If they've been around a while, they might have lost interest in their work and boredom has made them less reliable.
It is important to know their ratios. If you're selling, how close to the asking price has the agent been with their past sales. If they are buying, you will want a good negotiator who can get you what you want in your price-range.
Inquire about references. There is nothing as good as a real estate agent who can handily forward you a list of satisfied customers. If this is an issue, then it is likely the agent has not served others well.
It will be necessary to acquire the services of other professionals when buying or selling. A well-equipped Realtor will have a list of mortgage brokers, home inspectors, insurance advisors and perhaps title searchers they can recommend. If they are affiliated in some way, this can be a bad sign, in that you will pay more for their association with these vendors because they may receive a commission for their referral.
A guarantee should be in writing. Ask about cancellations and problems that may arise for which you may need to cancel. Inquire as to whether there have been such issues with the agent or their company in the past and how they were handled. Their fee is of great importance. The reason you may wait until after most of the previous questions have satisfied you, is because a slight difference in fees between prospective agents may be well warranted.
Because a Victoria BC Realtor is supposed to be familiar with their profession and location, they should have answers to questions you didn't think to ask. Ask them if there is something you didn't think about. Their response should include at least one bit of useful information, and likely a lot more. The more they can offer that impresses you, the more likely they will be a successful agent you can work well with.

A Victoria, British Columbia Real Estate Professional Helps Locals Sell Homes
You might want to contact a Victoria BC realtor if you are attempting to sell your house. This can be smarter than trying to sell on your own for a number of reasons. Your home may end up selling faster and for a higher price.
Realtors know what sells in their particular areas. This is their business. You might love your house exactly as it is. However, a realtor can let you know what changes should be made to make it easier to sell your property faster.
The recommended changes will not necessarily be expensive. But the idea is that the value of your home will go up, maybe not literally, but at least the way a prospective buyer will view it. Despite your love for your kitchen wallpaper, you will need to let that go and listen to the advice of professionals.
Once the adjustments are made that are necessary, your realtor will have an easier time marketing the property. There are new clients in the office constantly trying to find themselves a new home. By using a company, you will have the benefit of all of their resources instead of only yours.
Realty companies are always advertising themselves. Most people will go to them if only for the sheer convenience over going through the paper or driving through town. They save lots of time so more house hunters are likely to go through a company than would see any ad you place or your sign in front of your house.
If you are trying to sell some property, take advantage of the help you can get from a Victoria BC realtor. You can not only save time, you might even do better financially. You will definitely end up with less stress.

How To Pick A Real Estate Professional In West Vancouver, BC Quickly
After many wonderful years in your beautiful home it is time to free yourself of all the responsibilities involved in owning a single-family home. It is time to sell and buy a condominium where the responsibility will belong to someone else. But now the question is how do you pick the best West Vancouver Realtor?
The Real Estate Council of BC (RECBC) is an agency regulating the licensing of the individual agent and brokerages. This board has a search engine that facilitates your task in ensuring the agent is qualified under the norms of the Council. Those on the list could chosen as a point at which you can start looking. Your family and friends may try to influence you in your choice but make the choice after your research.
You would benefit if the agent you choose belongs to a Multiple Listing Service (MLS) since you want your house listed everywhere possible. Does this person have this as a career or as a hobby or part-time? This is not an easy career and unless one is totally committed it is very difficult to succeed.
Also important is an agent capable of estimating a reasonable selling price for your property. You may be tempted to accept a high selling price but this means that other houses at that price may be more attractive. This would definitely be a disadvantage as you may never receive an offer.
Ask questions and request names of recent customers who can tell you about their experience selling their home. Ask for a list of recent sales to enable you to evaluate the success rate. Years of experience are not always the benefit you think it may be. A new agent may be very enthusiastic about being able to sell your home.
You may think that demanding a lower commission rate will save you money. However, this usually means that there are other properties on the market at full commission that will be more interesting to sell. Be careful what you ask for. After careful research you will be able to pick the best West Vancouver Realtor who will sell your property.

Some Real Estate Advice For Selling Your Home In Victoria, BC
Getting advice from a Victoria BC realtor before selling your home can make the process much faster and easier. Realtors can give you the best advice on the different methods and techniques that will make your home more attractive to potential buyers and help you to stage your home for viewing by interested parties.
De-cluttering will be the most time consuming and labor-intensive job that will need to be completed before the home is shown. It will be important to remove excess furniture, personal items, photos, etc., from the living space before you show the home.
Renting a storage locker is often a great idea when preparing to show a home. You can store excess furniture, personal items, and boxes of items that you do not use on a daily basis. Packing items and storing them will save you time and money when you are ready to move as well.
An advantage of de-cluttering your home and storing items is that you will have a large part of your home packed and off-site when you are ready to move. There will not be the feelings of loss that occur when most people sell a home and must pack all of their treasures when they move. If your home has carpeting, it will also need special attention before potential buyers visit your home.
Having the carpet cleaned and maintaining the freshness while your home is being shown will be important to a quick sale. Therefore, after having the carpet cleaned, it will be important to remove shoes and avoid spilling anything on the clean carpet. If you have pets, try to keep them off the carpet as much as possible or in a single room so that there is not hair or odor on the carpet when potential buyers visit.
If there is wallpaper in the home and time, the Victoria BC Realtor will normally suggest that the wallpaper be removed and the walls painted in a neutral color. Wallpaper is one of the biggest deterrents for individual who are considering purchasing a home. If the paper cannot be removed, then painting over it will help to soften the tone of the room. When you follow the advice of the realtor, the home will sell much faster than it would without being modified for potential buyers.
Your Victoria BC realtor is poised to help you take advantage of today's housing market to buy a home or investment property. View the listings, or contact an agent by visiting http://www.homesalesvictoria.com .

Victoria, BC Real Estate Tips For Selling Your House Fast
Being situated at the tip of Vancouver Island with its envied climate makes it the ideal place to buy a home, and an even better place to sell one. A Victoria BC Realtor will be able to tell you more about the possibilities for selling your house.
Make sure that your Realtor represents you and not the buyer. For your realtors to get the best deal for you, they need to be on your side and since they work hardest for whoever is paying, make sure that it's you. This is an extremely important step toward getting the most out of any deal.
Only Realtors that are registered with the Canadian Real Estate Association should be trusted. Having some impostor sell your home and then finding a hundred problems and no-one to solve them once you've signed the papers can mean a costly legal nightmare. There are many pitfalls in selling a home so be very careful about who you trust.
Don't try to sell your home by yourself, it can take months and people are generally not very impressed with personal salespeople. Realtors know all the tricks of the trade to properly market your building and make it look like an excellent investment to potential investors.
Don't jump at the first offer, especially not as soon as you get it. Take some time to think about it, wait a week or two if you can, and see what other options come along. Consult your Realtor, and get their opinion on the offer. Sometimes the first offer is a low one, and the buyer will actually be willing to pay more if they're really keen on buying the property.
A qualified Victoria BC Realtor will be able to give you the informed advice that you need, and all the tips you will need to properly present your house to buyers. You will definitely get advice and the benefit of their experience when you do get offers.
